We just had a long term tenant move out and have decided to sell rather than rent this one.

It's kind of a cute little place.

2 bedroom. 1 bathroom.

We have removed, both, the kitchen and bathrooms. Everything was old and outdated.

It will need all the kitchen cabinets replaced, counter tops and sink, faucet etc. The stove was pretty old too so we tossed it.

The bathroom needs a new vanity, toilet and tub/shower combo or at least a shower stall.

It will need flooring in the kitchen, bedrooms and bath. It has laminate flooring in the living and dining rooms that is usable but could be replaced.

The windows are older and single pane. We are repairing the broken ones.

There are a few, obvious, plumbing repairs that we are addressing. Some new hose bibs, angle stops, and live water leak repairs being done.

The cooler is old and ugly. Haven't tried it to see if it works or not. The same with the gas wall heater.

We have prepped the exterior for paint. It is Redwood siding. We just applied a heavy coat of a warm light green color very similar to the original shade.

There is a nice, big, Mulberry tree in the front yard that provides shade in those hot Maricopa summers. We are doing some trimming on it.

The yard is completely fenced to keep those kids and pets contained. There is a driveway double gate, a gate for the front walk and even a gate to the neighbor's house.

There is a detached garage/shop in the rear corner of the back yard. It is an original type wooden building.

UPDATE: WE ARE INSTALLING A NEW ROOF!

The rents in Maricopa have really gone up in the last few years. Not many decent, rentals are available. Here is your chance to make this one cute and cash flowing!
